Handy Hints for Sellers

80% of our clients have used our services before or have been referred to us by satisfied clients. We settle all types of properties including vacant land, strata, residential, commercial etc all over Western Australia.

20% of our clients are referred to us by real estate agents, bankers and brokers as they know that their clients will receive first class settlement services. Whilst business relationships like this are essential for every business to succeed our relationships are built on mutual professional respect rather than financial gain.
No one in Perth has the knowledge and experience of Haskins Settlements, add in honesty and integrity in our dealings with our clients and you will appreciate why our clients return to use our services again and again and why they recommend others.
Whilst settlement agents are permitted to act for both the buyer and seller in the same transaction we choose not to. This reduces any risk of a conflict of interest arising and ensures that we are able to look after your best interests at all times.
Every property and every client are unique and as such we treat every client as an individual, tailoring our services to meet your specific requirements.
Why not experience the Haskins’ difference the next time you buy or sell and see why 80% of our clients come back time and time again.

So the property is sold what next?

Upon receipt of the Contract we will check to make sure all is in order and send you an Appointment to Act and Client Authorisation. We monitor the conditions on the contract and follow up to make sure conditions are satisfied by the due date.  All information we receive is communicated to you.

Once the special conditions are satisfied we will obtain Title searches and send you a preliminary settlement statement and liaise with your Bank if you have a mortgage on your property. Further statements are sent to you once we receive the rating information.

If the settlement is taking place in paper we will contact you once the Transfer of Land document is received from the Buyer's Conveyancer and arrange to meet with you and have it executed.

If your settlement is taking place electronically you are not required to sign the Transfer as the Client Authorisation form you sign enables us to affix a digital signature to a digital Transfer within the PEXA workspace.

As your conveyancer we make regular followups to ensure everyone is doing what they should when they should including you!!

If you are selling a property in your role as a Power of Attorney or Executor please refer to our submenu for more information.

Overseas and Interstate Sellers should note:

  • There is no cooling off provision in Western Australia
  • There are no compulsory Seller Disclosures in Western Australia (other than for the sale of Strata Properties)
  • Depending on your location additional time should be allowed to enable documents to be sent to you where you are.  Not all documents can be scanned and emailed or faxed; some documentation is required to be signed in original format.
  • Provide us with all your contact details including email, to facilitate easier communication
  • If you plan to go away during the settlement period, please advise us immediately of your plans so we can ensure you sign all documentation prior to your departure or immediately upon your return
  • Please also refer to the submenu "Verification of Identity - VOI" for more information on identity and witnessing requirements when signing documents interstate or overseas.
